One of my major achievements last year was to get rid of my timeshare.

I had it for about 20 years and I remember in the early days if we didn't want to use it I would make one simple phone call and hey-presto, for a minimal fee and very little fuss we could get ourselves another timeshare week somewhere else in the country for some other time.

Then it started getting more and more difficult to make this timeshare swop. We figured that it was because we still had a kid at school and were committed to taking our holidays when school was out. Just like millions of other parents.

Then the youngest left school and we had the freedom to go away for our week's holiday out of season.

Didn't help a damn.

It still became almost impossible to find someplace reasonable that wasn't booked up to the gills. So much so that frankly I gave up and flogged it. (And in 20 years the value of my deluxe, Umhlanga Rocks timeshare had grown by about 0,005% a year - why was I not surprised?)

Was it coincidence, I wondered at the time, that timeshare exchanges for ordinary mortals like me started becoming scarce at about the same time the system changed from weeks to points and all those holiday clubs started springing up?

I remember at one point when I battled to try and exchange my week's timeshare, I just for the heck of it tried to book a week directly at a timeshare resort. I found that they not only had a week available when the exchange people said they didn't, I also got it at the same price as the annual levy.

I did not have to pay an exchange fee so effectively I got a week of timeshare a lot cheaper than a timeshare owner could. Crazy.

I haven't given timeshare much of thought since then, until I got this e-mail late last year from a friend of mine in Johannesburg who is normally quite a calm, understanding, fellow.

Time's up

"As you know," he wrote, "I rarely get angry, especially in terms of some of the ludicrous claims made in advertising but, this one really has my blood boiling.

"I have about 5 000 timeshare points which expire on 31/12/08 which I cannot use nor give away.

"Just when I had resigned myself to losing them, I got the following e mail: "You can still enjoy a fabulous 2009 holiday at one of our INTERNATIONAL resorts, using your 2008 expiring points"

"So, I discuss it with my wife and we agreed that a week in Mozambique in February would be rather nice.

"I telephoned to book only to be told that Mozambique is not considered, by them, to be international. Neither is Zimbabwe, Botswana or Zambia.

"Their nearest international destination to qualify for this offer starts at Kenya and extends to Egypt. Now, I don't know about you but, my definition of international is somewhere when crossing a border requires a passport and/or visa."

There always seems to be some catch somewhere.

But, maybe I'm just lazy and can't be bothered to battle for an exchange or to really understand just how timeshare works these days.

It still seems to be popular, but then so is the SAA Voyager programme and I have a suspicion that like Voyager, timeshare still has a lot of hassle and frustration involved.

I am trying to sel my "points" for the last 3 years and do you think anyone is interested - nope, they all want to sell me more "points" at ridiculous prices. The "point" system only works for out of seasoners and then to you struggle to get a place to stay and in season you need 80+ points and even more if you don not want to "lend" more points form your future assignnment of "points" for yopur next holiday - what a lot of crap i bought

Hi there, S/sun are about to change from RCI to another organisation for international timeshare exchanges.......I suspect that this will not be to the advantage of timeshare owners.

How do the time share guys get my telephone number? They promise I've won a week away somewhere, and all I have to do is attend one of their seminars (and bring my credit card and cheque book to qualify for R10000). When I go it's all a big sham - I have to pay a fee for my prize and no-one has won the money in years. So now I rudely tell them I'm not interested!

One other issue which frustrates me immensely with timeshare these days is the fact that even if I am prepared to drive accross the country to spend a week in Sun City, Pilanesberg or thereabouts, I soon realise that all those resorts "allowed" half of Gauteng to book up ALL the weekends (very convenient for them...) effectively making it impossible to book a full week anywhere! You have loads of "mid weeks" available, but no "Friday to Mondays"!!!

I purchased timeshare points to the value of R17500.00 in 1998 but today one cannot give them away. Holidays are always unobtainable and the levies are nearly R6000 per year. Over the years the management companies have changed many times. Over the last few years, I was approached several times by representatives trying to convince me to convert my CRI points to Flexiclub points. Obviously a cost would be involved for the conversion. I was promised better access to holidays, lower levies etc. I refused out of principle. I was outraged to discover however, that my points were managed by the Club Leisure Group but who also managed Flexiclub. How could it be legal for the Club Leisure Group to deplete the assets of the one club [CRI] while benefiting the other (Flexiclub). The number of timeshare weeks owned by CRI have depleted to less than a quarter of that which it owned in 2003 with the result that holiday bookings are virtually impossible to obtain. I thought that such a scheme would be illegal. I contacted TISA (Time Share Intitute of South Africa) and was even more surprised to learn that the then chairman of TISA served on the board of Club Leisure Group. Talk about a conflict of interest! Of course TISA saw nothing wrong with this state of affairs. My timeshare had now become worthless. Nobody wanted to buy it or even have it for free. I have thus taken the only route out and resigned from the club. At least I won?t be liable for a levy this year and I can use that towards my holiday. To those thinking of buying Flexiclub points, don?t waste your money. They should be worth R15 per point yet they are sold now for R1 per point and going down daily.

Hi Chris, well I thought i was the only person with this problem, the worst part of timeshare now is getting it sold, even that seems to be a problem, they have got a thousand words, they dont buy back timeshare etc, so who the hell buys it back from you or who do we sell it to. Where does RCI get more available timeshare to sell, if not back to them ... disillusioned RCI member (but i;m still trying) hopefully 2009 will be my year to get rid of this extra financial burden ...

I have a friend who got given a weeks timeshare as a wedding gift...He returned it straight after the wedding...How to lose friends and influence people ?? Give them a Timeshare!!!

Have to agree, same thing here, it became a game of cat and mouse to find something suitable - suitable time, suitable place, and you end up doing all the searching and locating & phoning, e-mailing - WHAT A NIGHTMARE!!!!!

Please can someone tell me how to get rid of mine! I have a points contract with Flexi Club which is "in perpetuity". I can no longer afford the levies and don't want the time share. In any case, everytime I have tried to book somewhere in the past, everything has been full. I went to a meeting at the end of last year where a company advertised they could relieve me of it - only to find out at the end that this "relief" would cost me R56,000 !!! HELP.

my girlfriend & I tried to book a holiday and we were told that the date was too close, and then we decided to book way in advance and we were told it's too early to book and the destination we want is not available anyway and they gave us alternate destinations and told us to book 2 weeks before our holiday but when we booked 2 weeks before we were told that accomodation is not available. 3 years later we have never used it even once and have paid for all our holidays ourselves.

My dad had timeshare for years with Flexiclub and when he decided to cancel it, they told him he can't because he has a LIFETIME MEMBERSHIP! After a year of legal battles we finally cancelled it. Stay away from timeshare!

Luckily I've always avoided the timeshare trap. But don't get me started on SAA Voyager. My poor mom, however,inherited a Vacation club membership that she cannot cancel,sell or otherwise get rid off unfortunately. I have had numerous arguments with them before regarding this ,to no avail.

I have had very pleasant experiences with timeshare. The best memories I have, were at Timeshare resorts. This has however, required of me to be quite flexible.This is the cheapest option and invariably all and sundry will opt for it first before booking direct with resorts/hotels.When i have neither the patience nor the room for flexibility, i simply book hotel direct.I will keep my weeks and am buying more points. It works for me and some of my friends who have it because we are all flexible.

Far cheaper to not have timeshare. We compared the expenses of timeshare versus of not having timeshare - and by not having timeshare you score big time.

You are absolutely correct, timeshare and Voyager is pyramid schemes, they just change the rules every now and then, to the detriment of the end user.

And I'm glad I didn't. Neither do I entertian these pesky Holiday Clubs that phone you at all times of the day and night, trying to convince you to attend one of their "presentations" with ABSOLUTELY NO OBLIGATIONS AND A HUGE PRICE ALREADY YOURS!!! I did attend once. Never ever again.

Anyone involved in timeshare is either lying and cheating people or helping someone else lie and cheat. From the time they dube you into a sales pitch (usually a holiday competition) up to the point you try to sell it. Never owned timeshare and never will.

My wife and I considered some time share a year ago and I freely give this advice. Time share is extremely expensive - I only advise it to someone whom doesn't know a darn thing about where they are going. If you do live in SA, and you do know a little about where you are aiming this is pure waste. Expect to be paying 3 times as much for you accommodation.

Luckily I got mine sold. If you want to get rid of it phone flexiclub they will put tell you who to speak too..i can't remember but be prepared to get very little for it, I was just happy to sell it.

Stay away from Flexi Club. I am having major problems with them. Just look up Flexi Club under hellopeter.com and you'll see what I mean! And their slogan is Anywhere, Anytime' which should be 'Nowhere, Never.'

I received a call this morning telling me I had been allocated a prize as a result of having entered a competition. Garbage, because I do not enter competitions like the one the lady described. I laughed out loud when she told me that one of the prizes was a 2008 Fiat Uno and also a quad bike. She seemed nonplussed at my laughter. I feel sorry for the telesales people who have to purvey these lies; they are merely trying to make an (honest) living. Never get caught!

In the old days, they used to intice you to join up handing out freebies - not holidays - but a nice towel from Sodwana Bay Lodge! I've never bought timeshare so I reckon I'm still ahead. Holiday Club tried to get me to one of their presentations, but then because my spouse was not accompanying me, refused me access. What a con!

I didn't know that there was anyone left in this world that was daft enough to buy timeshare. It always has been and always will be a racket. Do a little Google on the subject and learn a lot. What happens in SA is illegal in civilised countries. Those countries, unlike South Africa, also enforce their laws.

My family have been going on the most wonderful holidays all over the country in Timeshare resorts, through the points system of "The Holiday Club". In 14 years, only one bad experience where the resort was being renovated, and I got half my points back after complaining! What do you want to compare the cost with? Camping?? Be my guest. I enjoy luxury holidays at excellent rates.

I have had two weeks timeshare for more than ten years now. It is a desirable week at a top Southern Sun resort (RCI affiliated). These have been the best holidays of my life (including overseas). Flexi Club NO, well respected resort - YES.

The holiday club is a similar load of promises that cost you a host of cash, is full of catches and booking that holiday is ellusive. Not to mention that if you get suckered into joining their LifeStyle club because it's cheaper than buying points, but you still get preferential rates you have to pay in for 6 months before you can exercise your membership. There is an automatic escalation clause, so if you are not carefull you find yourself liable for another 12 months after the initial term

Here is a long warning concerning various aspects of this deception. Even the Lotto can guarantee a better return for each and every investor. Salesmen promise you a sweet rose, with all the dreams and lies. You then get taken for the enormous levies every year and when it comes to sell, you can?t give it away. The Club will not even take it back for free. I was fortunate to sell mine for 60% of what I had paid for it ten years ago, but the Club sells ?new? shares to unsuspecting victims for four times the original price charges ten years ago for exactly the same millstone around your neck. The annual fees, over ten years, were nearly double my original purchase price, and if I had put my original capital, along with the annual membership fees, in a normal savings account, and drawn the interest, I could purchase something worthwhile instead today. Ironically, just before transfer to the new purchaser, I was forced to use the points accumulated on credit, or lose them, so I took three short weekend breaks, using up the accumulated points. As a non member, I can now rent the same units, in the same periods this year, for a price less than the annual membership fees for the points I used as a member, without the contractual bind. Further, there are huge difficulties in securing a booking, both in and out of season, so what is the benefit in being a member? The answer, there are none, except if you are a pensioner, who can travel huge distances in the middle of a week and at very short notice!

We bought points and could never convert them to holidays. After paying for our holidays every year for 3 years, we tried to sell the points. To no avail - nobody seemed interested - even at an offer of "any offers will be considered". Well, the money we saved on the levies - which at the point of sale had been told that there were no annual levies - paid for our annual holidays after that. What a waste - will never ever consider timeshare again.

I'm with the Holiday Club and they've provided me with the best holidays ever that I could otherwise not have afforded. Once my share of points have been paid off, it's mine for life, and my son inherits it after my death. I've now been with them for 4 years and never a problem.

Having read some of the comments, I don't feel so alone any more. Points are certainly a "con". Take a look at the various clubs, and see how much of "our" levies are "directors fees". Then take a look and see that the same names appear many times. Yes - I am one of the suckers that have points. Every time I complain, I get told about how many happy customers they have. Managed to cancel one contract I had - but it sure does costs you. Keep your original "timeshare", do not go for points!!!!!

I'm with the Holiday Club and they've provided me with the best holidays ever that I could otherwise not have afforded. Once my share of points have been paid off, it's mine for life, and my son inherits it after my death. I've now been with them for 4 years and never a problem.

Standard bank is giving their credit card buyers voyager miles. What a lot of crap. As a businessman you do not want to travel during your holidays spending times on airports. But standard bank is adamant that is what you get. I have closed both business accounts at standard bank due to their rigidness. A health fact which should be considered when flying is the higher exposure to radiation. Not commonly known but ask the experts.

Hi Chris, yes to a large extent timeshare is a crooked business, there are however some resorts that are well run, offer resale (but you will not get your money back) and rental (at 35%). However having sold all but one week of mine, I now believe that I can go on holiday anywhere, anytime using companies like "Safrinow" and get a better deal with them, no levies and you get what you see, had two holiday thru them, both very good.

I had actually attended one of these seminars, what shocked me was the type of agressive tactics the consultants employ (Flexi-Club) to get you to sign without fully explaining your contractual obligations, and not allowing you to read through the contracts. We eventually cancelled our contract a day later once we had actually read through the fineprint and discovered the major pitfalls of the offers.

We, now in our 60s, were finally conned a few years ago into buying holiday points. Some time in the past few years, the company which receives our payments has become a firm of lawyers. Sounds like judicial managemnet to me (with no notification to us, which is illegal)! We can never book a holiday. I feel it is high time that SA citizens who are constantly conned into these schemes need to get together and institute a class action against organisations of this type. Anyone game?

A clever lawyer should see a marvelous opportunity here to help what appears to be thousands of desparate timeshare holders. Start a trust and bring these scams to a liquidated end...

Must be honest with you, only had good experience from the company i dealt with on the South Coast. Have had this unit for about 20 years and went every year. Sure the levies have gone up but where can you go fot 7 nights 4 people and only pay R1,300.00 per week. These units gets upgraded every 4 years. Close to the sea, M-NET, micro wave, big fridge, safe and secure parking, clean beaches. Suntide beach club only been good to me.Wont swop mine for all the money in Zimbabwe.

Oh boy, don't even get me started on this lot. I have been paying for 4 years, and never used. I have tried my damndest to get rid of this lot, and am told I cannot cancel and even if I do sell, all user points and reserves are forfeit when I do. There is no way I'm paying this year. Anybody want it for nothing - give me a shout - you can have it.

my girlfriend is part of holiday club and last year(October) I tried to get us a weekend away for this year. So six months in advance there is just about nothing near Cape Town!!I settled for a six sleeper place at the end of Feb at some extra cost obviously. I told her if you had that amount of money that you paid for the points you could get into the car and easily get into a very nice B&B for the whole weekend...whenever,wherever..why tie yourself down with these points

I was almost fooled into attending one of these meetings (to collect my prize - ha ha) but at the last minute realised what it was and didn't go. I received several irate phone calls from the sales assistant. Whatever happened to freedom of choice? And they lie outright - I asked whether it was points or timeshare and they said no. How immoral is that?

I own two timeshares. November 2008 I was told I have 8000 points which I had to use before 31/12/08. When I called I was told all resorts were fully booked but I could do an international booking. When I mentioned Mozambique, I was told 'international' did not apply to Moz. So I ran to www.nationalgeographic.com to check if the South African border have changed. Nevertheless, I booked myself and family a nice self-catering for a week in Port Alfred for R2 000.
