With the current property market favouring buyers, sellers need to ensure their house is in the best possible condition, says Steve Caradoc-Davies, principal of Homenet Platinum in Somerset West.
"Make sure your property shows at its absolute best. Fix what needs to be fixed; paint what needs to be painted and clean the garden," he declares.
"Get the pool sparkling; air the rooms; make sure the lights work; clear the garage of junk; and, make sure the house is clean.
"Just doing these basics can make a huge difference," says Caradoc-Davies.
According to him, it?s also ideal to have a marketing plan.

"A couple of once-off ads won't do."
This plan needs to ensure a property is visible on the internet because an increasing number of buyers use the internet as a tool to find property.
"The painful truth is that the price must be right. Have a professional market analysis done that indicates market value. And then list at market value, or within 5% of it," Caradoc-Davies says, adding it's "a proven fact" that if sellers list too far above market value, they seldom achieve it.
"Trust one professional agent to sell your property. If you screen them properly you will find ethical, professional agents who can sell your property for you.
"Make sure they know the market. Ask them what written marketing plan they will give you and what service you can expect," he says.
He also recommends that sellers shop around. Selling a home can be expensive and competition in the industry has created various commission and agent payment structures.
