PROPERTY developers are generally tough individuals, gnarled by the pressures of dealing with government officials and competing at a cut-throat pace in an unsympathetic business where few succeed. Even so, there are sure to be a few damp eyes when the smart office complex adjoining the Vergelegen Medi-Clinic hospital is finally completed next year and marks a special milestone for the complex's developer, Arun.
Construction on another complex inside the Arun Place office estate, situated alongside Vergelegen Medi-Clinic hospital, recently got underway - the final phase in the development that launched Arun's commercial property development ventures.
Arun started out as a residential developer in 1997, and in 2000 entered the commercial development market with Arun Place 1, a project of 800 m². Eight years later, they are tackling projects of over 8 500 m² such as the Avanti building in Tyger Falls.
Speaking about the company at the "pre-launch" of Arun Place 6, director Johan Laubscher said its success rested on passion. "There is no space for short term decisions you need to do everything properly first time. It takes a lifetime to build a good reputation and one bad development to break it down."
When the Arun Place development got underway, it had only one tenant on the ground floor. The company went ahead with Arun Place 7 at the same time, with no tenants in place. By the time the building was completed in August 2001, the 1 250 m² building was fully let.
Two years later construction started on Arun Place 2, a sectional title building of 960 m². It was completed in 2004 with three units sold and tenants for the remaining units. Arun Place 3 was completed in 2005. Two units were sold and the remaining units were let. Today there are no units available for sale or to rent in the Arun Place development.
The development is mainly occupied by medical practitioners due to the convenience of the location next to Vergelegen Medi-Clinic. The development is also home to a variety of other professionals such as Insurers, Telecommunications and Financial services.
Arun Place 6 will be the flagship of the Arun Place development at about 1 942 m² and is scheduled for completion in April next year. Designed to be energy efficient with integrated cooling systems and back-up generators it will also be home to a restaurant spilling out onto a timber deck, overlooking the lawns and the pond. It will be the first of the Arun Place buildings to have a basement parking area, accommodating 72 parking areas.
Only 40% of this building will be made available for sale, the remaining 60% will be lettable office space.
According to De Waal Ritter of 2 Ad Space architects, they wanted to take full advantage of the beautiful setting and designed Arun Place 6 with the mountain and ocean views in mind.
