    BUSINESSES are trading the traffic madness and concrete jungles for lifestyle oriented office parks, says the marketer of an office complex at Technopark near Stellenbosch.

    "All over the country businesses are moving away from traditional city centre offices and setting up shop in decentralised commercial nodes that have ample parking space as well as sufficient common areas for relaxation," says Arun, a property firm that is letting space in the complex.

    It says that Technopark, for example, struggled to arouse interest when it was first being developed, but is now a bustling commercial node. Easily accessible form both Stellenbosch and Somerset West by the R44, it is also close enough to the N2 to put Cape Town International Airport and CBD within easy reach.

    An advantage of the newly developed decentralised business nodes is that buildings include features that today's businesses cannot do without. Octo Place C in Technopark, for example, not only has generators installed, but also boasts an advanced technological infrastructure and ample parking, something which is becoming more and more of a problem in traditional business areas.

    The Octo Place development consists of four buildings surrounding a fifth common building. This building includes a coffee shop, salon, Postnet, Autobank and a roof garden, offering Octo Place tenants a place of relaxation on their doorstep.

    "Add to this its location next to Stellenbosch Golf Course, the vineyards on its borders and the beautiful mountain views and it is not difficult to see why this area has become so sought after," says the statement from Arun.

    Octo Place C, which is owned by Arun, has ground floor as well as loft offices to let from R90/m² to R120/m². The offices range in size from 133 m² to 650 m² and are available for immediate occupation.

    The development has been completed and is available for immediate occupation, the final touches are being added to the common building and the tenants will be moving in soon.
