SOME 48 skilled employment opportunities will be created during the construction phase of the project, while unskilled employment opportunities are projected at 30, as well as six new unskilled employment opportunities during the operational phase of the project.

The value of these employment opportunities during the operational and construction phase is expected to be R3 900 000 per annum, while the current value of the employment opportunities during the first ten years is anticipated to be R7 200 000.

The proposed development will consist of 22 row house units, four beach front single residential units, 32 apartment units, 11 mixed-use units, a gatehouse and one mixed-use area that will be used as a function venue and office. Other design infrastructure includes a pool, security fencing around the development, a grassed play terrace and emergency storm water detention area, an irrigation dam, and services and fire truck access on Da Gama Road with a refuse collection area.

A stormwater overflow detention area is also proposed to excess water retention within the proposed development area.

The proposed stormwater intervention will include the initial maintenance of existing cut-off channel and inlets south of the Kabeljauws Beach site with concrete constructed around the inlet, as well as catchpits and outlets. A new culvert and pipe water will be installed under Da Gama Road. Furthermore, a new detention pond will be constructed to accommodate stormwater overflow from Da Dama Road.

The previous owner of the Kabeljauws Caravan Park, Braam Lamprecth from Anchor’s Rest Investments, applied in 2006 for authorisation to develop a hotel with 36 rooms, 221 resort units, shops, a restaurant, a clubhouse and 384 parking bays on the said erf. His application was turned down by the Department of Economic Development and Environmental Affairs.

The Kouga Municipality sold the erf to the developer on condition that it be rezoned from Private Open Space to Special Business and consent use for general residential building.
