It takes years to be a wise house buyer

YOUR home is probably your biggest material investment.

Buyers, take more care or get more experienced family members or friends to look at houses with you. We bought a house which, when empty, had iron marks on the carpets and the cupboards were so damp our clothes got black mildew on them. We were young and dumb.

Older, we bought a house that the advertisement and sales documents described as brick under a tiled roof. Two inside walls were dry walls!

Another house advertised brick and tile but it was not. With a storm, the flat-roof top proved not to be tiled, nor concreted.

The same house had huge sewer, pool pump and filter problems and a cracked toilet pan, all of which had to be replaced. Who lifts the toilet seat to look? It is never too old to learn.

Looking for the grandchildren now - oh my, do I have eyes at the back of my head and ask questions, and when an offer is made, there will have to be certain clauses covering what I have learnt plus what I have been made wise to by family and friends.

Don’t ever be fooled that it will cost only R100 000 to do up that old house with so much potential. Take that and add another R200 000 plus, especially if the husband is not a DIY person.

I am sure that not everyone is totally honest with the agents with certain things but experienced agents will know all the right questions to ask and clauses to pen to paper to cover their buyers.

We buyers and even sellers deserve nothing less than the best.
