What questions to ask before buying a home

2016-03-16 06:00

WHEN you are buying a house, ask yourself:

Where is the property situated?

Location is the number-one factor to consider. It includes factors like security, property growth and traffic congestion.

Elbert Height is opposite Northridge Mall which contains excellent retail and private stores, a Virgin Active Gym, upgraded cinemas and several restaurants.

Elbert Height is within driving distance from popular schools and some of the best day-care centres. There is also no shortage of health practitioners and clinics.

Is the property inside a secured complex?

At Elbert Height we have installed the best security operational systems and a high-perimeter brick-built electrical fence. Due to the deal with a local armed response company, the developer pays for the first year and in your second year of residing at Elbert Height, you will only pay R250 per month. The best CCTV systems have been installed and security guards will be on duty 24/7.

Who is the developer?

It is important to know the developer’s reputation. This will assure you of what type of service you will receive after buying. Lenova Construction and Development has been operational in Bloemfontein since 2006. We have built Mandela View and have completed Blue Ridge, Crestone Hills and Delano View with great success. We are entering the finishing stages of Elbert Height in Hillside. We are also well on our way with our most exclusive development yet, situated in the Wild Olive Estate, called Forbes Park.

What type of design is it?

The architectural design is modern and sophisticated. The paint is of the best quality and modern finishes will be long-lasting. There are wooden cupboards, the best quality in cooking equipment and the latest in tiles and granite tops with vanity cupboards in the bathrooms.

Are there communal facilities?

Elbert Height contains a communal swimming pool and a communal braai area. There are also parking for guests.

Are they keeping up with going green?

Lenova Construction and Development has a very strict going green policy. We have installed prepaid water and electricity meters, a heat pump geyser, echo-friendly roof tiles and aluminium windows.

Are the prices competitive?

All our A-type units are sold and we only have B- and C-types left. Bloemfontein is heading towards a property boom with prices increasing by about 5-10% per annum in the next few years.
