Garden city must be protected

I refer to your article (“Demolition plan tabled”, 13 October) regarding the application to demolish Huis der Nederlanden in the old historic part of Pinelands and develop a four-storey commercial building, including supermarket, shops and offices.

The application seeks a rezoning from Community (Z1/CO1) to General Business (GB5), yet the site which lies in the Pinelands heritage zone is situated in a primarily residential area.

Obviously the owners have gone to considerable expense in drafting plans, but at no time were even adjoining family residential properties consulted about the proposal or the other 28 private homes which would be directly affected.

The design of a “garden city” has been hailed many times over as a ground-breaking community-enhancing town planning innovation which superbly balances residential housing, commercial stands, sports fields, churches, parks and open spaces.

Pinelands, as the first garden city in South Africa, needs to be protected from unnecessary developments which threaten its unique character, where site zoning and restrictive title considerations are fundamental to the garden city concept.
