Sectional title sales soar

Harcourts MB Fish Hoek has had more than 12 sales in the sectional title market with a sales value of over R9.5m recently. These sales have come from five complexes.

One of the prominent complexes in Fish Hoek has seen a major renovation over the last two years. “Thanks to the owners’ financial input through a special levy and commitment to maintaining value, this upgrade has certainly improved the appeal to buyers, which has led to a number of successful sales and good prices,” says Carol Croft, who had four sales in this complex recently.

Tony Cashel says that successful complexes are ones where the owners continue to protect their investments and ensure their respective units are well-maintained without expecting the body corporate to look after their investments autonomously. “There has to be a level of input and co-operation between owner and the body corporate,” he says.

Sally May has been successful in another complex, also achieving numerous sales. “They have also continued to maintain the complex and have had major upgrades, especially in their security,” she says.

She outlines that investment owners must also find quality tenants in order to enhance the overall look and feel of the complex while also ensuring their respective units maintain their value.
